Myths about new buildings, which it is high time to forget about

Many stereotypes have been formed around new buildings, most of which have long been outdated.

The purchase of a flat is one of the most important processes. And at this stage it is quite difficult for many people to determine whether to invest in primary or secondary. Many people refuse to buy a new building because of the existing myths, not really thinking about their truthfulness. And after all, the modern sale of flats in St. Petersburg is significantly different from the one in which they arose. Therefore, it is worth considering in detail the common stereotypes and how relevant they are today.

Myth No. 1: It is much more profitable and safer to invest in secondary housing

Not everyone takes into account the fact that it is the purchase of secondary residential objects is associated with certain risks. To avoid falling into the hands of fraudsters, you should:

  • check all documents;
  • find out the history of transactions that have been carried out with the property;
  • establish the number of people registered in the flat;
  • find out if the flat is under arrest.

It is extremely difficult to carry out an inspection of a secondary object on your own. That is why additional funds will be required to pay for the services of specialists.

If you give preference to new buildings, then in this case you can quite quickly draw up all the documents. It will take an order of magnitude less time to draw up a sale and purchase agreement.

Myth No. 2: New buildings have poor quality noise insulation

Many people think so, because about 20-25 years ago, panel high-rise buildings were built, in which the walls are very thin. As companies were in a hurry at that time, they did not pay proper attention to noise and heat insulation.

Nowadays the situation is different. Developers use modern materials and innovative technologies. That is why flats in new buildings are always comfortable. After all, the facades are covered with specially prepared sound-absorbing materials.

In addition, construction companies make every effort to improve the quality of the finished object. That is why they prepare the project documentation quite thoroughly.

Myth #3: New multi-storey buildings are concentrated on the outskirts, there is no infrastructure

At the moment there are several types of development: the first is point development, the second is complex development. Point development is carried out in an area that is perfectly developed. It has all the required infrastructure facilities. As for the integrated development, in this case, not just houses are erected, but residential complexes. That is why clinics, shops, sports and children’s playgrounds, car parks, etc. appear next to the apartment block.

Myth #4. A significant amount of money will be required for renovation

Previously, developers handed over flats to new tenants, which took a huge amount of money to repair. Now the situation has changed. Now, construction companies are giving you the opportunity to choose:

  • unfurnished flats (repair works are carried out by the owners themselves);
  • rough-finished flats (it is impossible to do without repair work, but you do not need to invest a lot of money);
  • finished flats (there are many options here: with classic or designer renovation).

To choose the right option, you should study all the options, inspect them. This will allow you to choose exactly that flat, which is ideal.

Myth #5. Utility costs are quite high

This does not correspond to reality. After all, utility rates are the same in secondary and primary multi-storey buildings. In some cases, the costs are increased. This happens if it is necessary to pay for the services of janitors, as well as concierge. But all this is negotiated separately by the owners of flats that are located in multi-storey buildings.

To get the maximum benefit, you should responsibly approach the choice of the developer for cooperation, check everything.
